Oil-Based Polyurethane

A film-building finish that provides a natural amber tone. This is our most cost-efficient option and offers the glossiest finish for those who prefer a true high gloss. The downsides include the strong smell and long drying times. This product will continue to amber over time, which some find appealing, while others may not. You can walk on the floor 24 hours after the coat is applied; furniture should wait one week, and area rugs two weeks.

Water-Based Polyurethane

A clear, film-building finish that often includes a waterborne sealer to achieve an amber tone similar to oil-based finishes, but without the strong odor. Thanks to advancements in technology and government regulations, water-based polyurethanes are now durable, low odor, and low VOC. They dry quickly, allowing for multiple coats in one day, and are more expensive than oil-based polyurethane. Two-component water-based products are highly durable, making them ideal for high-traffic areas like stairs, entryways, and kitchens. You can walk on this finish 4-6 hours after application, place furniture after four days, and lay area rugs in one week.

Penetrating Oils/Hardwax Oils

These finishes offer a natural look with a matte to satin sheen, preserving the wood's texture. They can include built-in color or go over stains for endless color possibilities, including two-tone effects. With low VOCs and minimal odor, these finishes are eco-friendly and provide spot repair options, allowing for localized fixes without redoing the entire floor. Maintenance involves a maintenance oil coat every 12-24 months. You can walk on these floors 4-6 hours after application, and they reach full cure in 24 hours, allowing furniture and area rugs to be placed the next day.
